How to avoid rental scams in Cebu
Most landlords in Cebu are honest. The few who are not tend to run the same small set of tricks. Here is what they look like, and what to check before you part with any money.
One rule prevents almost every rental scam
Never send money for a place you have not seen in person. Not a reservation fee, not a holding deposit, not one month advance to take it off the market. View the unit, meet the person, check who owns it. Nearly every scam on this page falls apart at that step.
Warning signs to look for
Any one of these is a reason to slow down. Two or more, walk away.
- 1They ask for a reservation fee before you have seen the unit.
- 2The price is far below everything else in that area.
- 3They will not meet you at the unit, or keep rescheduling.
- 4They say they are working abroad and a cousin or agent will hand over the keys.
- 5They push you to decide today because "many people are interested".
- 6They will not do a live video call from inside the unit.
- 7The photos look like a showroom or a brochure, or turn up on other listings.
- 8They want full payment to a personal GCash number before any contract.
- 9They refuse to show proof that they own the place or are allowed to rent it.
- 10They ask for your ID and payslip before you have even seen the space.
How to check the person really owns it
Ask for the title or the tax declaration, and match the name against a valid ID. An owner with nothing to hide will not be offended by the question.
For a condo, call the building administration. Ask whether that person is the registered owner of that unit number, or is authorized to rent it out. Property management offices answer this kind of question. It takes one phone call and it is the single most effective check available to you.
For a house or apartment, the barangay hall usually knows who owns which property. Neighbours often do too.
If you are dealing with an agent, ask for written authorization from the owner. A screenshot of a chat is not authorization.
What normal terms look like in Cebu
Most rentals ask for one month advance plus one or two months deposit. Terms well outside that are worth questioning before you pay anything.
Get a written contract first. It should state the rent, the deposit and advance, what the deposit covers, the notice period, and who pays for utilities and association dues. If someone will not put it in writing, that is your answer.
Paying without exposing yourself
Pay in a way that leaves a record. Get a signed receipt for every payment showing the amount, the date, what it is for, and the name of the person receiving it.
Be careful with GCash to a personal number, and with remittance centres. Both are quick, and both are hard to reverse or trace once the money is gone.
Never hand over cash without a receipt, however trustworthy someone seems.
If it has already happened to you
Report the listing to us if you found it here. We take listings down and block accounts, and we would much rather hear about it than not.
Report it to the barangay where the property is. If the contact and the payment happened online, file with the PNP Anti-Cybercrime Group. Bring your receipts, screenshots of the conversation, and the payment reference numbers.
Tell other renters. Scammers reuse the same photos and the same phone numbers until someone stops them.
What we do about it here
A real person reviews every listing before it goes public. Contact details are blocked from listing text, so conversations start on the platform instead of in a private message you cannot trace. Anyone can report a listing, and reports go to a real queue that gets worked. We ask listers to prove ownership when something looks wrong.
None of that replaces your own checks. Nothing replaces seeing the place in person before you pay.
Common questions
Is it normal to pay a reservation fee for a rental in Cebu?
Some genuine landlords do ask for one to hold a unit, but only after you have viewed it and agreed on terms. Being asked for a reservation fee before any viewing is the most common rental scam in Cebu. If you do pay one, get a signed receipt that states what happens to the money if the deal does not go ahead.
How much deposit is normal for a rental in Cebu?
Most rentals ask for one month advance plus one or two months deposit. Terms well outside that range are worth questioning before you pay anything, and should be written into the contract along with what the deposit covers.
How do I check if someone really owns the condo they are renting out?
Call the building administration and ask whether that person is the registered owner of that unit number, or is authorized to rent it out. Property management offices answer this. Also ask the person for the title or tax declaration and match the name against a valid ID. For a house, the barangay hall usually knows who owns the property.
Is it safe to send GCash to a landlord in Cebu?
It is reasonably safe once you have viewed the unit, met the person, checked ownership and signed a contract. Sending GCash to a personal number before any of that is how most rental scam money is lost, because the transfer is hard to reverse and hard to trace.
What should I do if I have already been scammed on a rental?
Report the listing to the site you found it on. Report it to the barangay where the property is, and file with the PNP Anti-Cybercrime Group if the contact and payment happened online. Keep every receipt, screenshots of the conversation, and the payment reference numbers.
Are listings on Cebu Condo Finder checked before they go public?
Yes. A real person reviews every listing before it appears, contact details are blocked from listing text, and anyone can report a listing to a moderation queue that gets worked. That reduces the risk, but it does not replace viewing a place in person before you pay.
