Terms of Service

These Terms of Service ("Terms") are an agreement between you and Insight-Pro Solutions LLC, a United States limited liability company operating Cebu Condo Finder (cebucondofinder.com — "the platform"). By creating an account or using the platform, you agree to these Terms, our Privacy Policy, and — if you post listings — our Listing Policy.

You must be at least 18 years old to use the platform.

Cebu Condo Finder is a venue that connects people offering rental spaces ("listers") with people looking for them ("renters").

• We are not a party to any rental agreement, viewing, deposit, or transaction between a lister and a renter.
• We review listings before they go public, but we do not guarantee the accuracy of any listing, the condition of any property, or the conduct of any user.
• Renters should always view a space in person and verify ownership before paying any deposit. Never send money before viewing.

• Provide accurate information and keep it up to date.
• You are responsible for activity under your account — keep your password safe.
• Browsing listings is free. A free registered account additionally unlocks lister contact details and favorites.

By posting a listing you confirm that:

• You own the space or are expressly authorized by the owner to rent it out (we may ask for proof at any time);
• Everything in the listing — price, photos, details — is truthful and describes the actual space, per the Listing Policy;
• You will mark the listing as rented (or hide it) when it is no longer available.

All listings are reviewed before publication. Editing an already-approved listing sends it back for re-review. We may reject, take down, or require changes to any listing that violates these Terms or the Listing Policy.

• Listing is free. Submitting a listing, publishing it once approved, and keeping it live cost nothing. No card is requested or stored, so nothing can be charged to you, and nothing is ever charged automatically.
• Keeping listings current. To protect renters from spaces that are already gone, we may email you from time to time (about once a month) to ask whether a live listing is still available. If several of these go unanswered we may take the listing off the site; you can put it back at any time at no charge.
• Optional extras later. We may in future offer optional paid features, such as boosting a listing's placement. Any such feature will be clearly optional, priced on the site before it is offered, and never required to list. If we ever introduce a fee for listing itself, we will announce it on the site in advance, update these Terms, and no existing listing will be charged without your action.

You own the content you post. By posting, you grant us a non-exclusive, royalty-free, worldwide license to host, display, resize, and promote your listing content on the platform and in materials promoting the platform, for as long as the content remains on the platform. Uploaded photos are automatically re-processed (resized, metadata removed) as part of hosting.

If you use the AI writing helper, the generated title and description are drafts: you are responsible for reviewing them and for the accuracy of everything in your listing, however it was written.

Profile photos are optional. If you upload one, it must be a photo you have the right to use and appropriate for a general audience: no nudity or sexual content, no violent or offensive imagery, no photos of other people without their consent, and no text, contact details, or advertising embedded in the image. Every profile photo is reviewed by our team before it appears on the platform, and we may reject or remove a photo at our discretion. Approved photos are shown publicly, including next to your listings.

Listing photos must be photos you took or have the right to use, and they must show the actual space. Copying photos from another listing, another website or a developer's brochure is not allowed.

Listing photos must not show people who can be recognised(tenants, family, neighbours, you), IDs, bills, mail or other documents with names or numbers on them, or the plate numbers of vehicles. Take them out of the shot or blur them before you upload. Photos that show these are held back at review, and we may remove them later if someone reports one.

Copyright complaints. If you believe a photo or text on the platform infringes a copyright you own or represent, send a notice to our designated agent. The agent registered with the United States Copyright Office under the Digital Millennium Copyright Act (DMCA), registration DMCA-1081192, is: Maiyo Pabroquez, Insight-Pro Solutions LLC, 2380 Sierra Blvd, Apt. 17, Sacramento, CA 95825, United States, email support@cebucondofinder.com, phone +1 530 360 8271. The entry can be checked in the Copyright Office directory. Your notice must include: the work you say is infringed; the address of the listing or photo on our site; your name, postal address, email and phone; a statement that you believe in good faith the use is not authorised by the copyright owner, their agent or the law; a statement, under penalty of perjury, that the notice is accurate and that you are the owner or authorised to act for the owner; and your physical or electronic signature. We remove or disable the material promptly when a complete notice arrives, tell the lister, and pass on any counter-notice that meets the same requirements. A lister whose content is the subject of a counter-notice may have it restored after ten business days unless we are told that court action has been filed.

• Scams of any kind — phantom listings, collecting deposits before viewings, bait pricing, impersonation;
• Posting spaces you have no right to rent out, or photos that are not of the actual space;
• Harvesting or scraping contact details, or using them for anything other than genuine rental inquiries;
• Spam, harassment, discriminatory conditions, or illegal activity of any kind;
• Interfering with the platform's security or attempting to bypass review, payment, or moderation systems.

We may reject or take down listings, and suspend or permanently block accounts, for violations of these Terms or the Listing Policy. A suspended account cannot log in but can still browse the site. If you believe a suspension was a mistake, you can appeal through the form shown on the suspension page or by emailing support@cebucondofinder.com — our team reviews every appeal.

Repeat infringers. A lister whose listings are taken down twice for photos or text that infringe someone else's copyright, or that were copied from another listing, is suspended.

The platform is provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties, and we are not liable for dealings between listers and renters, the condition or legality of any listed space, losses from unauthorized account use caused by your failure to secure your credentials, or indirect, incidental, or consequential damages.

To the extent permitted by law, our total liability for any claim arising from the platform is limited to the listing fees you paid us in the twelve (12) months before the claim. Nothing in these Terms limits rights that cannot be waived under applicable law, including mandatory consumer protections under Philippine law.

You agree to indemnify and hold us harmless from claims arising out of your listings, your content, your dealings with other users, or your breach of these Terms.

You may delete your account at any time from your profile page. We may suspend or terminate accounts as described in Section 8. Sections that by their nature should survive (payment obligations, content license during hosting, disclaimers, limitation of liability, indemnity, governing law) survive termination.

These Terms are governed by the laws of the Republic of the Philippines, without regard to conflict-of-law rules. Any dispute that cannot be resolved informally shall be brought before the proper courts of Cebu City, Philippines. If you use the platform from the United States or elsewhere, mandatory consumer protections of your home jurisdiction that cannot be contractually waived remain unaffected. Before filing anything, please email us — most issues are resolved by a conversation.

We may update these Terms as the platform evolves; material changes will be announced on the site and the effective date updated. Continued use after changes take effect means you accept the updated Terms.
