Effective September 27, 2026 · How we collect, use, and protect your personal data.
Section 1
Who we are
Cebu Condo Finder ("we", "us", "the platform") is a rental listings marketplace for spaces in Cebu, Philippines, available at cebucondofinder.com. The platform is operated by Insight-Pro Solutions LLC, a limited liability company organized in the United States, serving users primarily located in the Philippines.
Data Protection Officer. Questions and requests about your personal data go to our Data Protection Officer at privacy@cebucondofinder.com (Data Protection Officer, Insight-Pro Solutions LLC, 2380 Sierra Blvd, Apt. 17, Sacramento, CA 95825, United States). For anything else, write to support@cebucondofinder.com.
We process personal data of users in the Philippines in accordance with the Data Privacy Act of 2012 (Republic Act No. 10173) and its implementing rules, and we honor applicable data-protection laws of other jurisdictions, including the United States, where they apply to you.
Section 2
What we collect
- Account details — your name, email address, phone number, and a securely hashed password when you register.
- Listing information (listers) — the property address, price, details, and photos you post. Photos are automatically re-processed on upload and all hidden metadata, including GPS location, is removed before anything is stored or displayed.
- Profile photo — optional. If you upload one, it is re-processed the same way (metadata removed), reviewed by our team before it appears, and then shown publicly next to your profile and listings. You can remove it at any time from your profile page, and it is deleted with your account.
- Payment records (listers) — which plan you bought, the amount, and its status. We never see or store your card number — payments are handled entirely by Stripe, our payment processor.
- Inquiries — messages you send to listers through a listing's inquiry form, including the name and contact details you provide.
- Usage data — pages you visit (with your device type and, where present, the referring site), searches you run, listings you view, favorites, and account activity such as logins. IP addresses in our traffic logs are stored only as irreversible hashes, and raw traffic logs are deleted after 180 days. Used to run and improve the platform. We analyze this ourselves with our own tools and we never sell it. The exceptions to keeping it in-house are the advertising tags described below.
- AI helper notes (listers) — if you use the "write it for me" helper, the notes you type are sent to our AI provider to generate your draft (see Section 4).
- Cookies — session cookies needed to keep you logged in and protect forms.
- Meta (Facebook) advertising pixel — we run ads on Facebook and Instagram to reach renters and landlords in Cebu, and the pixel is how we know whether those ads work. It is a small piece of Meta's code on our pages that tells Meta a visit happened, along with the page address, your browser and device type, and your IP address, and it sets Meta's own cookies. It lets us measure which ads bring people here and show ads to people who have visited before. We do not send Meta your name, email, phone number, or anything you type into a listing or an inquiry. If you would rather not be tracked this way, you can turn off ad personalization in your Facebook or Instagram settings, use your browser's tracking protection, or block the pixel with an ad blocker. None of that affects your account or anything you can do on this site.
- Google Ads conversion tag — we also run ads on Google Search, and this tag is how we know whether a Google ad led to an enquiry. It is a small piece of Google's code on our pages that tells Google a visit happened, along with the page address, your browser and device type, and your IP address, and it sets Google's own cookies. It reports that an enquiry was sent, never the enquiry itself. We do not send Google your name, email, phone number, or anything you type. You can turn off ad personalization in your Google account, use your browser's tracking protection, or block the tag with an ad blocker. None of that affects your account or anything you can do on this site.
Section 3
How we use your data
- Running the marketplace — publishing listings, processing payments, delivering inquiries, and maintaining your account.
- Connecting listers and renters — a lister's contact details (name, phone, email) are shown on their listings only to logged-in, registered users. Browsing without an account hides contact details. This is a core feature of the platform.
- Trust and safety — reviewing listings before they go public, detecting scams and duplicate or stolen content, and suspending or blocking accounts that break our rules (with an appeal process).
- Service communications — emails your account needs, such as payment receipts, listing approvals, inquiry alerts, and important account notices. These always arrive while you have an account.
- Our own updates — we may send occasional emails from us about the platform, such as new listings in Cebu and tips for renting. We send these based on our legitimate interest in keeping you informed about the service you signed up for. Every one of these emails has an unsubscribe link that works in one click, and there is a switch on your profile page. Opting out never affects your account or the service emails above. We do not sell your data, send ads for other companies, or use your browsing behavior to target these emails without asking you first.
- Legal compliance — keeping payment and transaction records as required by tax and accounting law.
Section 4
Who we share data with
We share personal data only with service providers who help us run the platform:
- Stripe, Inc. (US) — payment processing. Your card details go directly to Stripe and never touch our servers.
- Anthropic, PBC (US) — powers the AI listing-writing helper. Only the notes and property facts you submit to the helper are sent.
- Google LLC (US) — maps and address search on listing pages and forms, and the Google Ads conversion tag described in Section 2. The tag receives the page you visited, your device and browser type, and your IP address. It never receives your name, email, phone number, or your listing and inquiry content.
- Meta Platforms, Inc. (US) — the advertising pixel described in Section 2. It receives the page you visited, your device and browser type, and your IP address. It never receives your name, email, phone number, or your listing and inquiry content. Separately from the pixel, approved listings may be published on our Facebook Page and used in our ads to bring renters to them: the title, price, area, photos, and a link to the listing, never your name, phone number, or email. Those posts are removed when the listing is no longer live.
- Amazon Web Services (US) — hosting infrastructure where the platform and its data are stored.
We may also disclose data when required by law, court order, or lawful request of a competent authority, or to protect the safety of our users. We never sell personal data.
Section 5
Where your data is processed
Our servers are located in the United States, so data you provide is transferred to and processed in the US. Wherever your data is processed, we apply the same protections described in this policy, consistent with the cross-border transfer requirements of the Data Privacy Act of 2012.
Section 6
How long we keep data
- Accounts — kept while your account is active. You can delete your account from your profile page.
- Deleted listings — recoverable for 30 days after deletion (so mistakes can be undone), then permanently removed, including photos.
- Payment records — retained as required for tax, accounting, and fraud-prevention purposes even after account deletion.
- Moderation records — suspension reasons, appeals, and blocked emails are kept as long as needed to keep the platform safe.
- Permission records — when you tap "yes" to let an owner contact you, we keep a record of what you agreed to, when, and about which listing. It holds the exact wording you were shown and your email address, and it is kept after account deletion because it is the proof that the sharing was something you asked for. It is never used to contact you.
Section 7
Your rights
Under the Data Privacy Act of 2012, you have the right to:
- Be informed about how your data is processed;
- Access a copy of the personal data we hold about you;
- Correct inaccurate or outdated data (most details are editable in your profile);
- Request erasure or blocking of data that is unlawfully processed;
- Object to processing, and withdraw consent where processing is based on consent;
- Object to direct marketing at any time — use the unsubscribe link in any marketing email or the switch on your profile page, and it stops immediately;
- Data portability; and
- Lodge a complaint with the National Privacy Commission (privacy.gov.ph).
If you are located in the United States, you may have similar rights under the laws of your state. To exercise any right, email our Data Protection Officer at privacy@cebucondofinder.com. We confirm receipt within a few days and answer within the timelines the law sets, at most 30 days. If you are not satisfied with our answer, you can complain to the National Privacy Commission at privacy.gov.ph or complaints@privacy.gov.ph.
Section 8
Security
We protect your data with HTTPS encryption in transit, hashed passwords, access controls, review-before-publish moderation, and automatic re-processing of all uploaded images (which removes hidden data). No online service can guarantee absolute security, but we work to protect your information and will notify you and the National Privacy Commission of any breach as required by law.
Section 9
Children
Cebu Condo Finder is for users 18 years old and above. We do not knowingly collect data from minors; if you believe a minor has created an account, contact us and we will delete it.
Section 10
Changes to this policy
We may update this policy as the platform evolves. Material changes will be announced on the site, and the effective date above will always reflect the current version. Continued use after changes take effect means you accept the updated policy.
